LOWER POTTSGROVE PA – Plans announced in 2021 for construction of a Royal Farms convenience store and fueling station, on one of three proposed Armand Hammer Boulevard lots that currently include the A.D. Moyer hardware store and lumber yard, may be changing. Lower Pottsgrove Manager Ed Wagner delivered that news Tuesday (Feb. 22) to members of the township Planning Commission.

Royal Farms has found a third party, not identified by Wagner, who is “expressing interest” in occupying a remaining vacant parcel owned by the Moyer family enterprise, Moyer Insulators Inc., the township manager told planners. As a result, some of Royal Farms’ designs for the property could be modified to accommodate that prospect’s needs, Wagner added.

When initially presented to the township Board of Commissioners during a conditional use hearing, Royal Farms representatives and its engineers displayed drawings that would account for the third parcel and its future occupancy. Now that a prospective tenant or owner for the parcel may emerge, Wagner indicated, Royal Farms met in discussions with township officials during recent weeks to potentially revisit its concept as a whole.

That could result in a more comprehensive land development plan, Wagner explained. Royal Farms might be expected to ask for an audience with planning commissioners in coming months, he said.

No construction has begun on the site, located on the east side of Armand Hammer Boulevard and across the street from the plaza that contains Home Depot, Aldi’s supermarket, and Eye Consultants of Pennsylvania.

Royal Farms operates stores in Collegeville and Norristown, and also has announced plans to build a store in Amity Township.
